Do you take care of the whole transaction? 

Do you do open houses?

Open houses, while sometimes helpful, often fall short of their potential due to several factors, including attracting unqualified buyers, security concerns, and getting nosy neighbors. Many agents and sellers find them to be a less effective way to sell a home compared to other marketing strategies like targeted online marketing and private showings. If you still like to do an open house, we can guide you with how to do one.

The commission to a buyers agent is now more than ever optional. Following the NAR (National Association of Realtors) settlement, buyer agent commissions are now negotiable and buyers are generally responsible for paying their own agent's commission. This agreement is now required before a buyer begins working with an agent, especially when using the Multiple Listing Service (MLS). Depending on the SITUATION it may be appropriate for the seller to offer a partial compensation to the buyer's agent depending in the offer and terms.

Should I offer compensation to a buyers agent?

Are there any other fees with listing my property?

No, the only fee is the setup fee for $299 (includes data entry, MLS and other website marketing.) and a 1% commission of the PURCHASE price if the transaction closes. There is no CANCELLATION fee.

How long do you list the property for?

It's your choice, from 6 months to one year.

Do you provide photography and aerial pictures?

No, we have some local professional photographers we can recommend. (Listed below) You are also welcome to take your own pictures as well.

Do you work 7 days a week and can I call or text you?

Again, we are here to help and take care of everything from start to finish. We are a full service real estate company. The only real diffeerent is we do not do open houses.

Yes, we are here for you seven days a week by phone, email or text. Someone on the team will answer you.

Yes We will, from Listing to closing; Including working with the title company or lawyer. Also negotiating, scheduling appointments and COMMUNICATING with the buyers agent. (Realtor)

Do You filter the buyers and agents veiwing the property? 

Yes, We filter the buyers agent (Realtor) by COLLECTING their INFORMATION with who they are and what COMPANY they work for. We also send a text message to you with their information. In addition We COLLECT the pre-QUALIFIED letter or proof of funds from the buyer.

As your Realtor, we will go over the offer with answering your questions, paperwork, get an estimate of closing cost and act accordingly with a counteroffer or accepting the offer.

What is the PROTOCOL when I get an offer?

as an agent do you go to the closing at the title company or lawyers office?

There is no need for us to go because we double check all the closng documents the day before and answer any questions you shuold have about your closing costs.

Do you do a Comparative market analysis? (Give the value of what my property can be listed for?)

Yes, we are local to the area and will give you a value for your property.
